Staged refurbishment of a prized heritage building in a live operational environment

This project involved extensive refurbishment of the heritage-significant Officers’ Mess, four Live-In Accommodation blocks and the Pool House at RAAF Glenbrook. Baseline worked continually with local stakeholders to organise the staging of construction to minimise impact on ongoing Defence operations and accommodate stakeholder requests.

Works to the Officers’ Mess, the former Lapstone Hotel, involved upgrading the original Art Deco building to meet the requirements of a modern hospitality venue including the installation of a new air conditioning system and commercial kitchen, amongst other works. The building was given a new lease of life via painting works which included extensive sampling and refinement to ensure colours were sympathetic to the original design.

Carpentry was a key component of the project, with the HAZMAT remediation and refurbishment of over 200 heritage windows and doors. In order to undertake the removal safely, the building perimeter, roof and ceiling were heavily scaffolded to create an encapsulation zone which mitigated the risk of HAZMAT exposure.

Significant stakeholder engagement was undertaken, notably to support the operation of the kitchen in Building 1 throughout the project duration. In order to undertake demolition and installation of the new commercial kitchen, a temporary kitchen was established onsite for 12 weeks to allow continued operations.
